TERMS & CONDITIONS – ST. HEDONIST VILLA (Direct Bookings) 1. General Information These Terms & Conditions apply to all direct bookings made via the official St. Hedonist website or through direct communication channels. By confirming a reservation, the guest agrees to these Terms & Conditions. The property is privately owned and operated by Creatorem Spatia d.o.o. (“the Host”). 2. Booking & Confirmation A reservation is considered confirmed once the required payment has been received and written confirmation has been issued by the Host. The primary guest must be at least 25 years old and is responsible for all registered guests during the stay. Only registered guests are permitted on the property. 3. Rates, Payments & Cancellation Policy Payment Terms A 50% deposit of the total booking amount is required at the time of booking. The remaining 50% balance must be paid no later than 30 days prior to arrival. For bookings made within 30 days of arrival, full payment is required immediately. All prices are quoted in EUR, unless stated otherwise. Accepted payment methods will be specified during the booking process. Cancellation Policy Free cancellation is available up to 30 days before the scheduled arrival date. Cancellations made less than 30 days before arrival will result in 100% of the total booking amount being charged. In the event of a no-show or early departure, the full booking amount remains non-refundable. Refunds Any eligible refunds will be processed to the original payment method within a reasonable timeframe, depending on the payment provider. 4. Check-In & Check-Out Check-in: From 4:00 PM Check-out: By 11:00 AM Early check-in or late check-out is subject to availability and may incur additional charges. 5. Security Deposit A refundable security deposit may be required prior to arrival to cover potential damages, excessive cleaning, or violation of house rules. Any unused portion will be refunded after check-out, subject to property inspection. 6. House Rules The villa is non-smoking indoors. Smoking is permitted only in designated outdoor areas. Parties, events, and loud gatherings are strictly prohibited. Quiet hours apply after 10:00 PM. Pets are allowed only with prior written approval. Guests must respect neighbors, property, and local regulations. Violation of house rules may result in immediate termination of the stay without refund. 7. Use of Property & Liability Guests agree to use the property responsibly and return it in reasonable condition. The Host is not liable for accidents, injuries, loss, or theft of personal belongings during the stay. Use of all amenities (including pool and outdoor areas) is at the guest’s own risk. 8. Maintenance & Force Majeure The Host will make reasonable efforts to ensure all amenities are operational. Temporary outages of utilities or services beyond the Host’s control do not entitle guests to compensation. The Host is not liable for cancellations or interruptions caused by force majeure events, including natural disasters, government actions, or travel restrictions. 9. Privacy & Data Protection Personal data is processed in accordance with applicable GDPR regulations and the published Data Policy. Data is used solely for booking, communication, and legal compliance. 10. Governing Law & Jurisdiction These Terms & Conditions are governed by the laws of the Republic of Croatia. Any disputes shall be subject to Croatian jurisdiction. 11. Acceptance of Terms By completing a booking, the guest confirms that they have read, understood, and accepted these Terms & Conditions.
